Research shows that efficient buildings are financially more competitive. In the commercial sector, this means higher occupancy levels, lease rates and sale prices; on the residential side, consumer demand for green homes (and the lower utility bills they bring) is rising fast. Nevertheless, valuation of and financing for energy efficiency have not kept up. IMT helps develop appraisal and underwriting techniques, and innovative financing mechanisms, that will spur the market to recognize the full value of energy efficiency. We perform extensive outreach to the real estate and financial sectors, educating brokers, appraisers, and other stakeholders. We also promote green leasing, a model that realigns incentives for both owners and tenants to save energy.
