IMT has developed continuing-education seminars on energy efficiency, green buildings, and commercial and residential property valuation.   Seminars are offered in coordination with ENERGY STAR, the New York Energy Research and Development Authority (NYSERDA), the Appraisal Institute, New York University's (NYU) Real Estate Institute, and Manfred Real Estate Learning Center, Inc.

SEMINAR DESCRIPTIONS

Analyze the potential for increased value in green energy-efficient buildings, from reduced utility bills, operating costs and increased occupant satisfaction using the income, comparable and replacement cost approaches. Explore the relationship between cost savings, lease terms and property values.

All seminars will improve your ability to recognize and evaluate cost-saving building operations and designs as well as new advances in lighting, windows, heating, ventilation and air-conditioning (HVAC) technologies. Seminars focus on office, retail and multi-family residential buildings. The seminars titled "Energy Efficiency and Its Effect on Property Value" also address single-family residential properties.   Seminars may include a tour of an energy-efficient building and an overview of technical and financial support for energy efficiency.

On average energy costs are commercial properties’ single biggest operating expense, equaling 10-25% of net operating income.  Energy efficiency and resulting energy costs can vary by up to 400% between otherwise similar buildings.  So, energy efficiency is a key driver of property income and value and its accurate consideration is critical to accurate valuation, leasing and sales decisions.

The techniques taught in this seminar yield significantly more accurate energy cost estimates than many widely used practices.  Recently, an appraisal that used a property’s unadjusted historical energy costs was revised to instead use techniques taught in this seminar; the revisions increased the valuation by more than $1 million (a 28% increase).
